  1. Inception & Design stage
  2. Through our network of specialists we can recommend a suitable architect and professionals that will be aligned to your vision and needs.

  3. Concept design & Planning
  4. During the development and drafting stage we willpartner with you and the selected architect to ensure a close fit to your needs and budget.

  5. Working drawings
  6. Your plans have been drawn and you are ready to engage an experienced home builder.

  7. Briefing
  8. We take a personalized briefing, having interacted with you and the architect, incorporating the final design plan and highlighting your specific requirements.

  9. Costing
  10. Your plans together with your specific requirements are submitted to an independent cost consultant to be professionally costed.

  11. Fixed price quotation
  12. We believe in taking the risk of the unknown, the end cost of your Home, away from you by presenting a price that is fixed for builders works, leaving you free to choose the things that really matter to you, your finishes (the PC’s or prime/provisional cost).

  13. Price acceptance
  14. The quotation having been honed taking into consideration any required changes by you, the price is agreed and a simple and easy to understand master home builders contract and specification is concluded, setting out the; fixed builders works, itemized finishes, PC’s, time line and any special/alterations to the contract (if required).

  15. Draw down
  16. Finances/draw down – If required, bank finance is arranged or in place by you and a monthly cashflow and draw down schedule produced.

     

  17. Job start
  18. The site agent is elected, the job is enrolled with the NHBRC, the HOA, appointment/activation of the engineer and other professionals, the required health and safety file is opened, contractors all risk insurance loaded as well as site clearing and establishment.

  19. Personal liaison
  20. Your personal client liaison and central point of contact, will meet with you on a regular basis to guide you though the build, while making use of our extensive network of suppliers assisting you through the build with timeously choosing the finishes and ensuring that the build runs on time and in budget.

  21. Variation orders
  22. Any variations to the plans, as well as the chosen PC’s are recorded and signed off by you the client, as and when they occur keeping you up to date with all the happenings on your build, as well as doubling up as a direct site instruction to timeously affect the changes, finishes on site and avoid any unnecessary delays.

  23. Build progression
  24. As the build progresses in line with the set out program, monthly draw downs are requested and the spend measured according to the contract, nearing the end of the build, a six week letter is issued to advise you the client, so that you can comfortably plan your move.

  25. Internal snagging
  26. Two weeks before hand over the Home is handed over to the company to be snagged, to ensure that when the keys are handed over, we are totally satisfied that the build is to our exacting standards.

  27. Hand over
  28. The big day, the keys to your dream Home are handed over to you, by the client liaison, site agent and a further representatives of management. Taking you through your Home room by room and handing you a home owners pack detailing any required appliance and other instruction manuals, warranties, ect.

  29. Contract completion and snagging
  30. You are left to enjoy your Home with a 90 day snag list for items that are not to your satisfaction, that will be attended to by us timeously.
